The Three P's

As mentioned in our last blog, there are more elements to make for a positive selling experience. We call them the “Three P’s”. So what are they?

The first P is PRICE.

Pricing your property right is so SO important! We understand that wanting the very best price possible is at the top of all sellers list and we agree – we want that for you too! But sometimes what we want and where the market is are two different things. What is essential to consider is your current competition, which is, what’s currently on the market and what has recently sold and then find the sweet spot where your property sits.

Pricing right ensures your property gets instant interest and plenty of it! This, naturally, creates more competition for the buyers and can help to drive up the price if multiple offers come in. If your property sits on the market for some time, the buyers will either think something is wrong with it or that you are now desperate to sell – hello low offers!

Pricing too low isn’t what we want for you either! We don’t want you missing out on cash – nobody wants that! Like we said, our job is to help you find the sweet spot.

The second P is PROMOTION.

This is our speciality! Marketing your home starts with good photos which is why we use a professional photographer! Most real estate agents are great at what they do but are not professional photographers in their spare time – so trust us when we say this is crucial to selling in a digital world.

Once we have professional photos, then we start a marketing campaign where we advertise on popular and well used real estate platforms. Additionally, we use our social media outlets to create further interest and engagement.

The first four weeks are super important in marketing which is also an excellent time to launch with your initial price and then consider a new price after the first two weeks. For example, you could initially list at a fixed price of “$450,000” and then change after a fortnight to “Offers from $429,000”. Remember you do not have to accept an offer but to be able to negotiate with a buyer, you must first have an interested buyer and an offer in writing!

The third P is PRESENTATION.

This is up to you, BUT we can certainly help with our in-house stylist who has an exclusive book with the Geraldton Property Team. It is filled to the brim with tips to get your property photo and buyer ready.

The single most straightforward thing you can do to help with the presentation is to declutter! Declutter the fridge of magnets, paperwork etc. Declutter bedrooms to ensure they look much more spacious. Declutter personal hygiene products on bathroom benchtops and appliances on the kitchen benches to open up the area and showcase the space.

Nobody wants to think about utility bills or day to day life while shopping for the most expensive investment they will probably ever make. Your goal to ensure the buyers can envision themselves living there – with their belongings! You need to create a sense of space, balance and flow. Decluttering is the cheapest and easiest way to do this.
